Sale Are up
Closings on residential homes continued their year-over-year increases in April, witnessing a 37 percent increase over April of 2009. Year-to- date sales volume is 22.7 percent higher than 2009 levels at this same time.

Real Estate news
As expected, buyers in South Carolina took advantage of the federal first-time homebuyer tax credit last month, which officially came to a close on April 30. Pending Sales were up 16.3 percent versus last year at this time, with 4,802 contracts written. That is the highest number of pending sales since April 2008. Closed Sales were also up 25.0 percent to 4,196.

Health care bill & Home ownership taxes
Q: Is there a real estate “sales tax” or a transfer tax in the new health care bill?

A: No, there is neither a real estate “sales tax” nor a transfer tax in the bill.


Q: What new taxes are there in the health care bill that will impact property owners?
A: There is a new 3.8% Medicare tax for “High Income Filers,” defined as an individual who files a single return with Adjusted Gross Income (AGI) of more than $200,000 or a married couple with AGI of more than $250,000.


Q: When does the new 3.8% Medicare tax take effect?
A: The new Medicare tax will take effect January 1, 2013


Q: How is the new 3.8% Medicare tax calculated for high-income filers?
A: No. The new 3.8% Medicare tax is assessed only when the $200K/$250K AGI limits are exceeded. The net investment income that will be subject totax is the LESSER of (1) net investment income OR (2) the excess of AGI over the $200K/$250K AGI limit.

Investment income includes: capital gains, rents, dividends, interest and business income earned by shareholders or partners not active in the business. Net investment income is investment income minus any allowable expense deductions.


Q: How will property owners be affected by this new tax?
A: Keeping in mind the income limitations above, real estate income that will be affected for high-income filers include:
• Sale of a primary residence: If the gain from the sale of the property is below $250,000 (individual)/$500,000 (couple) NO tax will have to be paid on the gain. The new Medicare tax would only apply to any gain realized over the $250K/$500K existing primary home exclusion that will bring the filers AGI over the $200K/$250K limits.
• Second Home/Investment property: The additional 3.8% tax will apply to the portion of the gain realized on the sale of a second home or investment property that will bring the filers AGI over the $200K/$250K limit.
• Rental Income: The portion of net rental income that exceeds the $200K/$250K AGI limits will be subject to the new 3.8% tax.

Q: Will “High Income Filers” also see a reduction in the amount of Mortgage Interest they are allowed to deduct?
A: No, there was not a cap on itemized deductions included in the final health care bill.

Rain at Lake Wateree
We are having much needed rain here on April 24 & 25th, It is a welcome site. I hope it washes away some of the pollen and dust. We had such a wet cols winter, I hope it's not goig to be a dry summer.

Lake Wateree rising or falling ?? Frezzing Rain
The lake level started going down, but with this winter storm coming through who knows what will happen.

Lake has Crested 01/28/2010
It looks like the lake has crested just below 103ft. Lake Watere is a man made lake, one of 7 hydo electric lakes created in the late1800s to early 1900. Tha Catawba river which supplies the water for these 7 lakes starts near Ashville NC.

Waters are Rising again
Lake Wateree is expected to rise to 102 by this evening. The Catawba River water shed area is sending water down to us from the recent rains. Lake Wateree has been up and down so much in the past 45 days that it has been like a YoYo.

The full moon lit the water last nite beautifully. Well we avoided a major flood because of the anual drawdown, had we not already been down 2 feet it could have been devistating.

Sunday Oct 18 2009, What a beautifull morning at Lake Wateree. The past week has been very gloomy, but gave us much needed rain.

Since January 9, 2009, the Catawba-Wateree River basin has been in Low Inflow Protocol Stage 2, and the Drought Management Advisory Group (DMAG) recommendation remains the same, allowing outdoor watering two days a week. Duke Energy, consistent with this recommendation, will continue to allow outdoor irrigation with lake pumps on Tuesdays and Saturdays.

The forecast for next few months is drier than normal, but we will continue to monitor conditions for the basin.

Clearly drought conditions have improved some over the last few weeks and hopefully, with more rainfall, will continue to improve. The DMAG tracks several indicators - rainfall, lake levels, groundwater and streamflows. While all these indicators have not yet returned to "normal conditions," we have seen great improvement since we started getting rain last fall.

Please continue to conserve water and make it a daily habit regardless of drought condition.

The Catawba Wateree River basin continues in a Stage 2 drought condition. In light of the long range forecast for below average rainfall over the coming three months, Duke Energy will maintain Lake Wateree in the range of 95 to 96 ft. for the first half of February and 96 to 97 for the second half of the month. This will allow the lake to reach a target lake level of 97.0 for March 1st. Please remember that weather conditions can change. Duke Energy will continue to monitor conditions and adjust its plans for lake levels as appropriate.
